Location Location Location......
Sure, it's cliche but on Anna Maria Island it is everything. It affects rental income, minimum rental periods, flood insurance, lot coverage, building codes and on and on. Having an agent that knows these nuances of the island is key, it will make the difference between a good investment..... or the nightmare of a bad one. Do not go uninformed when buying or selling property on the island.

Years of small business ownership and professionalism has shaped Bill’s approach to real estate. With integrity, humility, patience and detail, Bill’s hands on approach is appreciated. His experience in design, build, organization, finance and all aspects of real estate are vast and helpful to his customers. Giving freely of his time and experience to friends and family for such advice is common…
After a childhood of some unique travel experiences and a Quaker high school education Bill found himself attending East Carolina University achieving a BA in Anthropology/Ethnic Studies while winning two College National Championships. Following his parents down to Anna Maria Island, FL Bill came to work as a builder and eventually hotelier of arguably the most dilapidated hotel on Anna Maria Island.
Bill and his family owned and operated the Tropic Isle Inn for 12 years, transforming this island eye sore into one of the leading boutique hotels on the Island, leaving a lasting mark on the island accommodations industry. Living and working on the island he and his wife were married and had their three children on the island. During his ownership of the Inn Bill became a founding member of the Anna Maria Island Chamber of Commerce as well as a Board of Director, sat on the Island Scenic Highway Committee and engaged in numerous community activities with other islanders. He is grateful for that time and opportunity.
After selling the Inn Bill and his family moved to Charlottesville, VA to be closer to his wife’s parents and raise their three children. In Virginia he spent most of his time honing his skills in design, restoration, and construction remodeling a historic 1840’s home and fulfilling his wife’s dream of owning and operating a women’s clothing boutique. Never losing touch with the island, all his family’s summers where spent on Anna Maria Island.
Finally, in 2019 the time had come for Bill and his family to permanently move back to AMI. He reconnected with old friend and business associates and now is a proud agent for Duncan Real Estate.
